41 social houses, Sant Andreu de la Barca [3rd prize]

Linear building completed in two towers of PB + 6 floors. The volume takes the alignments of neighbors and leaves an open space to give visual permeability existing building space.

41 homes are solved with two staircases, increasing the useful / floor area ratio. All homes are resolved in the compactness of the towers, reducing the thermal envelope. Pedestrian access become adapted simply taking advantage of the topography, access to the park is the lowest point.

The height of the flats is reduced to a minimum to reduce the visual impact. The facades are realized with precast concrete panels with a modulation of 1.2 meters. In this modulated skin we found balconies and gaps: airy galleries as a shade house, the optimal system to the Mediterranean climate. The structure consists of concrete frames and waffle slab. The prefabricated façade doubles the execution speed of the work compared to traditional systems also reduces the emission of CO2, is recyclable and does not cause waste. It also allows economy and cost control. The wet cores are grouped and connected to the installation supports passing through the vertical center of communications.

The sustainability and bioclimatic criteria are given in the building, creating a machine that leverages resources naturales: centralized biomass boiler, fuel economic and stable over time it has the advantage of not polluting the atmosphere. Rainwater collectors on the roofs to irrigate the urban community garden. Inside the house is chosen a separative system and water reducer systems. Reusing water for showers and tubs WCs. Incorporation of recycled materials (gravel, paintings …) natural cross ventilation in all homes. Natural lighting in all rooms which implies a decrease in electricity consumption. Lighting and electrical appliances low power, timers and motion detectors.
